Crunching numbers

Before investing in a rental property, what numbers do you crunch? To me, it would seem like this…

The expected rental income should exceed PITI by as much as possible and account for 90% occupancy rate. Also, leave some aside for repairs, but don’t buy anything that is going to need major repairs any time soon.
