TWO YEAR COLLECTION LIMIITATION ON MONEY JUDGMENTS FOR RENT

If you have a money judgment that is for RENT only, you need to do ever thing possible to collect all moneys due you within two years from the date of the judgment. Otherwise the unpaid balance due can be voided and the balance due extinguished per Iowa Code 615.1.b.

If you file a Original Notice for a money judgment that is for additional items like damages or other money due you in addition to any unpaid rent make sure that is all listed in your filings and make sure the judge list that in his/hers findings, conclusions and the judgment. That way the two year limitation is not in effect. Apply the deposit to pay unpaid rent rather damages, late charges and monies  that are due you.
