Renter but landlord hasnt paid mortgage

Hello. I’ve been renting a house in nys for almost 3 years. I recently found out the landlord hasnt paid the mortgage in years and the house is In pre-foreclosure. I am not sure what rights I have as a tenant if any at all. Please help
